 Changes to Final Plats

Please be advised that Senate Bill 784 was signed by Governor DeSantis on June 26, 2025 which requires the administrative approval of plats and replats as opposed to Board of County Commissioners approval. Starting July 1, 2025, all plats and replats shall include the following signatory line; which replaces the current Board of County Commissioners signatures:

To determine if your proposed construction/alteration project requires notice to the (Federal Aviation Administration (FAA) as described in 14 CFR 77: Please visit the OE/AAA Web Portal. The OE/AAA Web Portal contains information and tools that help applicable construction/alteration projects to determine applicability, meet federally required reporting requirements, easily notify the FAA of their intent, or to request an Aeronautical Study from FAA.

 

 Obstruction Evaluation / Airport Airspace Analysis (OE3A)

Florida law (Section 553.899, F.S.) requires mandatory milestone inspections for all condominium and cooperative buildings that are three stories or taller. The purpose is to ensure the structural integrity and safety of the building. These requirements do not apply to single to four-family homes with three or fewer stories.

 

  • Buildings within three (3) miles of a coastline need an initial inspection when they reach 25 years of age. 
  • Buildings greater than three (3) miles away from a coastline need an initial inspection when they reach 30 years of age.
  • There are specific deadlines for initial inspections depending on when a building reaches 30 years old relative to July 1, 2022. 

 

A licensed Florida architect or engineer must conduct the inspection at the association's expense. The process involves two phases: Phase One is a visual check, and Phase Two is only necessary if Phase One finds significant deterioration and may include testing and repair recommendations. A sealed report must be submitted to the Okaloosa County Building Official and to the condo association or cooperative, which must share a summary with unit owners. If Phase Two indicates repairs are needed, they must begin within 365 days. Failure to comply can result in penalties or the building being deemed unsafe.

Associations or cooperatives should submit milestone inspection reports to the Okaloosa County Building Official at gmbuildingpermitting@myokaloosa.com.
